Coastal Land Market Cools After Strong Surge, Says HassConsult in Historic New Index

Kenya’s coastal land market is showing signs of stabilisation after years of strong appreciation that saw prices rise by more than 70 percent in prime beachfront and tourism-linked zones, according to HassConsult.
The CEO and Head of Research Sakina Hassanali says the coastal segment remains active but increasingly selective, with buyers focusing on title security, infrastructure access and proven tourism potential.

“Coastal land has experienced a significant run-up in prices over recent years, but we are now seeing a moderation as buyers become more cautious and value-driven,” she noted.

Hassanali explained that the earlier surge was driven by holiday home demand, diaspora investment and tourism expansion along key corridors such as Diani, Nyali, Kilifi and Malindi.

However, she said the market is now shifting away from rapid speculative buying toward more measured acquisitions, particularly in well-serviced and legally secure parcels.

“Demand is still present, but it is no longer broad-based. Investors are prioritising location quality, infrastructure readiness and proper documentation before committing,” she added.
HassConsult property analyst Schalit Lester added that the coastal segment is also experiencing a shift in investor behaviour, with liquidity tightening and buyers taking longer to close deals compared to the boom period.

He noted that while interest remains strong in prime beachfront locations, transactions are now more deliberate, with greater scrutiny on pricing and long-term value.

Despite the slowdown in momentum, coastal land remains one of Kenya’s most attractive long-term investment segments due to its tourism potential and lifestyle appeal.

The sector is now expected to record steadier, more sustainable growth as investors recalibrate expectations following the earlier surge.
